Located within Northcote’s hillside, this apartment, one of 17 boutique residences in the Waterloo development stands apart as a deeply personal interpretation conceived and curated by Sammy Kairouz, Interior Design Director at C.Kairouz Architects.

While the broader development expresses a refined minimalist language enriched by understated luxury, this residence reinterprets those principles through a more intimate and tactile lens. Kairouz’s approach honors the architectural philosophy of restraint, sculptural simplicity, and material integrity, while transforming it into a space imbued with warmth, depth, and individuality.

Concrete, brushed stainless steel, and black veneer joinery form the architectural foundation, balanced by soft natural materials such as linen, leather, suede, lambswool, and honed stone. This juxtaposition of strength and softness achieves a refined equilibrium between clarity and comfort.

Custom detailing full-height pivot doors, shadow skirting, and curved walls ensures spatial fluidity, while floor-to-ceiling glazing welcomes abundant northern and western light, extending the interiors toward a landscaped terrace that merges inside and outside.
