This was a special project for Panoramic Properties’ client who grew up in the area and wanted a place once again to call home in the historic town. The designers needed to do more than just create a home – this was a project that had a lifetime of memories and dreams attached to it.

Panoramic Properties were instructed to undertake the full renovation of this magnificent Victorian property located beside North Berwick’s exclusive seafront. It was imperative that the original details, period features and beauty of the property were retained and brought back to their former glory, whilst introducing a cosy but contemporary design approach. Architectural features such as high ceilings and intricate plasterwork were refurbished, bespoke joinery provided practicality for modern-day living and a calming palette of neutrals added a level of sophistication. Incorporating accents of tartan and faux fur gave the luxurious yet homely feel so desired by the family, with the sympathetic nod to the local area.

Panoramic Properties needed to maximise the panoramic views that this property was surrounded by. To frame the iconic landscape in the area, the designers introduced windows and balconies giving emphasis on the views, The Law Formation, Bass Rock, Scottish Sea Bird Centre and Bay. This is most appreciated with the introduction of a roof top balcony which overlooks the golf course, bay and harbour.

With this renovation project Panoramic Properties also had to be sympathetic to the environment with the build by incorporating natural habitats in its grounds and using local materials/trades. The area is haven to a wide variety of birds and in the mornings, if you are lucky, you can see the famous Puffins strolling down the golf course. This is just one example of the many wonderful animals that the client was passionate to help protect.

The key aspect of this project was watching the combination of original features with contemporary design evolve and bring life back into a neglected property. There were several elements which the designers incorporated into the home, which were inspired by the period features, yet brought a modern-day approach.
