architectural masterpiece at 20 Massachusetts Avenue has been transformed into the distinguished Royal Sonesta Capitol Hill Hotel under the visionary guidance of acclaimed architect Leo A Daly. The hotel seamlessly amalgamates classical grandeur with the dynamic art scene of the Nation’s Capital, standing mere steps away from iconic landmarks such as the US Capitol and Union Station, thereby ensuring a prominent presence and capturing picturesque views along Massachusetts Avenue.

The hotel’s exterior employs a modern palette of materials, enhancing its visibility and establishing a compelling arrival sequence. A monumental feature gracefully descends the North façade, transforming into a distinctive port cochere canopy. Serving as a visually striking landmark on a city scale, this element facilitates intuitive wayfinding for visitors, ensuring a seamless and efficient drop-off experience.

The interior design of the main hotel lobby is characterized by a commitment to clarity and ease of orientation, drawing inspiration from the diagonal urban street geometry seamlessly extending into the lobby. Reception pods, lounge seating, and the lobby bar are strategically positioned to optimize efficiency without compromising aesthetic appeal. The rhythmic arrangement of lounge seating clusters along Massachusetts Avenue provides guests with unparalleled city views.

Curated sculptural art defines the timeless interior spaces, infusing urban vibrancy throughout the hotel. Unique building atria, including a 10-story high atrium with a skylight and a four-story high atrium within the hotel, offer diverse programming opportunities and collaborative spaces. 

In the guest room design, emphasis is placed on delineating distinct zones with small lounge areas, bespoke furniture, and thoughtful lighting. The overall guest experience prioritizes comfort and functionality, ensuring a memorable and personalized stay.
