The façade is structured as a regular grid of glazed fields framed by horizontal and vertical elements, forming a contemporary interpretation of the Austro Hungarian villa rhythm. Discreet tones and textures allow the building to integrate into its historic surroundings, while Selin Kanfanar stone anchors the structure to its coastal context. Working within a narrow 13.5 metre site, the design rotates the room layout to maximise light and views, ensuring most accommodation benefits from openness and connection to the landscape.
Public and private spaces are carefully balanced. The ground floor restaurant and café act as a social hub, extending Opatija’s public realm and encouraging communal dining inspired by coastal and Viennese traditions. This energy continues to the rooftop sun deck with bar and pool, offering a relaxed yet vibrant setting overlooking the sea. In contrast, guest rooms reinterpret ship staterooms, using muted tones and storm inspired palettes to create intimate, protective retreats.
