Shortlisted: Hotel Design Americas Award

The International Hotel & Property Awards 2025

The renovation of the historic Omni Homestead Resort & Spa seamlessly integrates modern enhancements while preserving its rich legacy. Established in 1766, this National Historic Landmark, set in the picturesque mountains of Virginia, has welcomed U.S. presidents and generations of guests, securing its place in American history. With an investment exceeding $140 million, Omni partnered with the esteemed design firm WATG and its interiors studio, Wimberly Interiors, to revitalize approximately 90% of the property, incorporating infrastructure upgrades and restoring key architectural elements.

WATG and Wimberly Interiors reimagined the resort’s 483 guestrooms and signature spaces, including the Presidential Lounge and Martha’s Market, while maintaining the property’s historic integrity. Each of the five guestroom wings reflects the surrounding landscape and the resort’s architectural heritage, featuring vintage hues and timeless patterns that embody Virginian hospitality. The Great Hall now presents a lighter, more open atmosphere, anchored by a custom 100-foot rug celebrating Virginia’s natural beauty. Nearby, the Lobby Bar and Georgian Room incorporate deep tones and presidential portraits, while the Washington Library has been restored as a sunroom, recalling its original design. Martha’s Market has also been modernized into an inviting, sunlit café.

New additions include the Old Course Pavilion, a distinguished venue for up to 225 guests, and the transformation of one of the oldest structures into a contemporary restaurant. Enhanced recreational facilities and structural upgrades have been carefully implemented to maintain historical authenticity while improving functionality. The landscape design, featuring native trees and seasonal flora, ensures a tranquil setting year-round.

Spanning 790,000 square feet, the renovation includes 72,000 square feet of meeting space, a 4,000-square-foot event pavilion, and diverse dining options, enriching the guest experience. WATG and Wimberly Interiors collaborated closely with onsite historians and resort staff to ensure a respectful transformation. Existing furniture and artwork, including rediscovered Audubon prints and a historic map of the resort, were reframed and integrated into the redesign. Pages from a historic Virginia album were also curated and displayed in the Washington Library, further enhancing the property’s cultural significance.

This thoughtful renovation honors the Omni Homestead Resort & Spa’s distinguished past while embracing contemporary luxury. The restoration of iconic spaces, integration of bespoke furnishings, and incorporation of modern amenities ensure the resort remains a timeless retreat for future generations.
